I go in every crawlspace, attic, and on every roof my buyers purchase so we both know everything we need to about a home before making an offer to purchase. Sellers love an offer to purchase their home without a home inspection contingency, this gives them peace of mind that the deal is not going to fall through because of problems found during a home inspection one to two weeks after an offer was accepted that may end up leaving them starting the process of finding a buyer all over again. As your agent and at no cost to you, I can do a quick home inspection of a home at our very first showing so we can confidently put in an offer that is not contingent on a home inspection. This will drastically make your offer stand out above all the other offers. Even if your offer is not the highest offer the sellers will get great peace of mind knowing there is one less major hurdle in the way the sale. If the house we are looking at is a fixer upper I can on the spot give you an idea of the cost of repairs and improvements needed so we can make an offer that makes financial sense or determine if we need to keep looking for something else.
